The Boathouse – Knoxville, TN

– Residential –

This custom lakeside guest house and entertainment space was meticulously crafted for hosting. The two-story, 6,200 square foot guesthouse features a buried lower level that is on grade on the lake side and an upper level that is on grade on the front side of the property. Concrete retaining walls were designed to manage the grade differences between the two sides. The grand, vaulted, ballroom ceilings were achieved using a combination of wood rafters and laminated veneer lumber, while the intricate roof presented unique design challenges with its dormers and curved slope.

A walkout balcony at the rear of the house, constructed with concrete on metal deck and hot rolled steel, offers stunning lake views and adds dimension to the structure. A walkway connects the boathouse to a permanent boat dock, designed specifically for the property. The custom boat dock, built on 12-inch steel pipe piles drilled into the riverbed rock, features a two-story design with an upper-level sundeck and a staircase leading down to three lower-level boat slips.
